How to choose a property manager in South Florida
Six things worth checking before you sign, written for owners along the Aventura to Hallandale Beach corridor, where the county line runs between two buildings and the association usually has the final word.

Most owners choose a manager on two numbers: the monthly percentage and the rent estimate. Both are easy to quote and neither predicts how the next two years will go.
What actually decides that is duller. Whether the licence is real. Where your tenant's deposit sits. Whether the company has been through your building's approval process before, or is about to learn it on your unit. Whether the person who answers at nine on a Sunday in September can get a roof tarped.
This guide covers the six checks that surface those things, the questions that produce a straight answer, and what changes when your property is on the Broward side of the line rather than the Miami-Dade side.

Run these in order. The first two are pass or fail. The rest are where the real differences show.
Licensing you can verify
Pass or fail, before anything else
In Florida, renting or leasing property for someone else in exchange for compensation is brokerage activity. It has to be done by an active licensee working under a licensed broker. A company that manages your rental without one is not a cheaper option, it is an unlicensed one, and it puts your lease enforcement and your insurance position in an awkward place.
If the property will be used for short stays, there is a second layer: a vacation rental licence from the state's Division of Hotels and Restaurants, and a tourist tax account with the county. Ask to see both, not a description of both.
Where your money is held
Deposits, rent and the gap between them
Florida is specific about security deposits. They are held in a Florida banking institution, in an account separate from the company's own funds, or secured by a surety bond. The tenant gets written notice of where the money sits within thirty days of it being collected. At the end of a tenancy, an undisputed deposit goes back within fifteen days, and any claim against it has to be sent in writing within thirty.
Rent is a separate question. Find out when collected rent is disbursed to you, what triggers a hold, and what the owner statement looks like before you have one. A company that cannot produce a sample statement on request will not produce a clear one later.
Fluency with the association
The part that quietly costs you weeks
Along this stretch, the building often has more say over your tenancy than you do. Associations screen and approve applicants, charge application and move-in fees, hold refundable damage deposits, reserve elevators for a fixed window, cap how often a unit may be re-let in a year, and set a minimum lease term that overrides whatever a prospective tenant is hoping for.
A manager who has already been through your building knows the approval window, the packet, and the person who processes it. A manager who has not will find out at your expense, usually while a qualified applicant loses patience and signs somewhere else.
Coverage on both sides of the line
Miami-Dade and Broward are not interchangeable
Aventura is Miami-Dade. Hallandale Beach, a few minutes north, is Broward. That line changes the county tax collector, the permitting and code enforcement office, the tourist tax registration, and the clerk where an eviction is filed. Owners with two properties barely a mile apart are dealing with two sets of counters.
Plenty of companies serve one county well and treat the other as an overflow area covered by whoever is free. Worth knowing which one you are before there is a problem.
Who actually shows up
Maintenance, storms and salt air
Ask how maintenance is delivered rather than how fast it is promised. In-house crew or a vendor list. Whether vendor invoices carry a markup and whether that markup is disclosed. What the approval threshold is before they spend your money, and who they call after hours.
Then ask the coastal questions, because they are the ones that separate a South Florida operator from a generic one: what happens to your property before a named storm, who inspects it afterwards, how often the air conditioning is serviced through the humid months, and how they handle corrosion on exposed fixtures and rails.
The management agreement
Read the exit clause first
Fees are rarely a single number. There is the management percentage, and whether it applies to collected rent or scheduled rent. There is usually a leasing or placement fee, sometimes a renewal fee, sometimes a set-up fee. Ask for the complete schedule in writing and ask what is explicitly not included.
Then read the term, the notice period and the termination clause before anything else in the document. If a company is confident in its work, leaving is straightforward. For short-stay properties, check who owns the listing, the calendar history and the reviews if the relationship ends, because that record is worth real money and it does not always follow the owner.
Two markets, one drive of ten minutes
Aventura
Dense, association-governed and largely vertical. Approvals, move-in windows and building rules drive the timeline more than the listing does. Tenant demand skews toward relocations and seasonal residents who expect a managed, low-friction handover.
Hallandale Beach
Broward rules, a wider mix of beachfront towers and lower-rise buildings, and a different rhythm of turnover. The same lease that clears easily on one side of the line can hit a different set of counters on the other.

"I can get you the licence number later"
A licensee knows the number or can find it in seconds. Delay here is the only red flag on this page that is genuinely disqualifying.
"Deposits go into our operating account"
Deposit money is not working capital. If the account structure is vague in conversation, it will be vague when the tenancy ends.
"We handle everything, don't worry about it"
A scope that cannot be itemised is a scope that will be argued about. Ask for the list of what is included and the list of what is billed separately.
"We'll sort out the association when we get there"
In an Aventura or Hallandale Beach building, the association is the schedule. Learning it during your vacancy costs you weeks of rent.
"Repairs are billed at cost" with no invoices
At cost is easy to say. Ask whether you receive the vendor invoice itself, and whether any markup is applied before it reaches your statement.
"It's a standard two-year term"
Long lock-ins with a soft termination clause protect the manager, not the owner. Read the exit before the fee.

Does a property manager in Florida need a real estate licence?
If they are renting or leasing property on your behalf for compensation, yes. That activity falls under real estate brokerage and has to be performed by an active licensee under a licensed broker. There are narrow exceptions, such as a salaried employee of an owner performing limited duties, but they do not cover a management company taking a percentage of your rent.
Can I rent my Aventura condo on a short-term basis?
That depends on two documents rather than one. The municipality sets its own rules on short stays, and your association's declaration sets a minimum lease term and often a cap on how many times a unit can be re-let in a year. The association restriction is the one owners most often overlook, and it usually decides the answer.
Check both before you buy furniture or list anywhere.

Ask for the full schedule in writing and compare complete schedules, not headline percentages.
How long does association approval usually take?
It varies building to building, and the packet normally states the window along with the application fee and any refundable deposits. The practical answer is to get the timeline from the association in writing before you accept an applicant, and to build it into the move-in date rather than promising a tenant something the building has not agreed to.
Can one company manage properties in both Aventura and Hallandale Beach?
Yes, and having both under one roster is usually simpler for the owner. The thing to confirm is that the company operates directly in Miami-Dade and Broward rather than subcontracting one of them, because filings, permitting and code enforcement run through separate county offices.
