Consistent Cleaning Starts With a Named Person Accountable for Every Unit

Turnover cleaning is the most guest-visible service in short-term rental management.

Most STR owners know that. What they don't always have is a system that guarantees it happens correctly, every time, regardless of season or how tight the window is.

Paola serves as our dedicated Cleaning Operations Manager. That's a full-time, in-house role. She coordinates scheduling, oversees standards, and manages linen and supply restocking across the portfolio. This isn't a vendor we call when something needs cleaning. It's a team member who owns the outcome.

Why This Is a Revenue Function

One missed restock has a longer tail than owners expect

The turnover isn't just a cleaning task. It sits directly upstream of your listing's visibility.

One

A guest arrives to find the toilet paper, dish soap and hand towels nearly gone.

Two

One cleanliness complaint. Airbnb scores cleanliness as a separate category from overall satisfaction.

Three

The average drops. Below a threshold, the platform adjusts your ranking.

Four

Lower visibility in search results, across every future search, not just that booking.

Five

Fewer bookings, on a unit that was visually clean.

The problem usually isn't dirt. It's whether anyone verified what was actually done.

Three hours or less is completely normal here

Miami Beach, Brickell, Edgewater, Wynwood and Aventura are dense STR markets with back-to-back booking patterns, especially November through April and around major events. Art Basel in December. Formula 1 in May. Ultra in March.

There's a logistical detail many hosts don't plan around: traffic and parking in STR-dense neighbourhoods directly affect crew arrival times. A crew working across a wide geography may arrive late, or prioritise a closer booking. Because we coordinate from a North Miami base, we cover Miami Beach to Aventura without the distance delays that come with broader operating areas.

Supply restocking schedules adjust ahead of peak periods, not after the first missed item generates a negative review.

How We Caught a Supply Problem Before the Guest Did
The issue wasn't dirt. The unit was visually clean. The problem was the restocking.

An owner with a unit in Edgewater had been coordinating cleaning through a third-party app, dispatching independent cleaners booking by booking. It worked most of the time. But "most of the time" isn't good enough when you have a guest arriving at 4 PM on a Saturday in December.

The prior guest had used nearly all the toilet paper, dish soap, and hand towels. The incoming cleaner marked the job complete. No one caught it, because no one was checking.

The incoming guest noticed immediately. One-star cleanliness review. The owner's average dropped below 4.7, which triggered a ranking adjustment on the platform.

When I took over coordination, the first thing I implemented was a physical supply checklist at every unit, verified against a minimum threshold before the job is marked complete rather than self-reported by the cleaner. We also moved to a rotating linen inventory, so there's always a clean set staged and ready even if a same-day turnover runs long.

That owner has maintained a 4.9 cleanliness average for eleven consecutive months. Not because we clean harder. Because we verify what was done, every time.

Standalone Service

You can use this without a full management contract

Some owners have systems they like. They handle guest communication themselves. They price their own listings. What they need is reliable, consistent cleaning between guests, with actual accountability built in. That's a valid setup, and we support it.

For cleaning and turnover only, Paola's team handles scheduling around your calendar, coordinates linen and supply restocking, and verifies completion before the unit is marked ready. You get the same quality control our fully managed properties receive. The structure is the same. The accountability is the same. The difference is just scope.

If you later want to add revenue management, guest communication, or full-service management, that conversation is easy to have. You don't need to commit to all of it upfront.

Our Standards

Built around what guests actually score

Airbnb guests rate cleanliness as a separate category from overall satisfaction. The process is built around that distinction.

  • All contact surfaces wiped. Doorknobs, light switches, remote controls, cabinet handles. Not just counters.
  • Kitchen reset. Dishes cleaned and stored, appliances wiped inside and out, trash removed.
  • Bathroom deep clean. Grout, fixtures, mirrors and tile. Not surface spray.
  • Linen replacement. Fresh linens confirmed on every bed, towels staged per guest count.
  • Supply restocking. Toilet paper, paper towels, dish soap, hand soap, all checked against a minimum threshold.
  • Final walkthrough. Photos taken post-clean and logged before check-in is confirmed.
  • Move-out deep cleans for long-term tenants include photographic documentation for security deposit records.
Execution

Scheduling, cleaning, then verification

One

Scheduling and Assessment

Before coordination begins we review your booking calendar and identify same-day turnover windows, peak overlap periods, and any supply or linen gaps. New properties receive an initial walkthrough to establish baseline supply inventory and document existing condition.

Two

Cleaning and Restocking

Cleaners are dispatched according to confirmed checkout times, every crew member working from the same standardised checklist. Linen inventory is tracked unit by unit so clean sets are always available, even during Art Basel week when multiple units turn over simultaneously.

Three

Post-Service Verification

Every completed turnover is confirmed with a photo log before the unit is marked ready. If anything is flagged during verification, a missed restock, a maintenance issue, a linen shortage, it's addressed before the next guest arrives rather than after they leave a review.

Frequently Asked Questions

What STR owners ask about turnovers

What does a complete turnover actually include, just cleaning or more?
Every turnover covers cleaning, linen replacement, and supply restocking, not just surface tidying. Paola's team works from a standardised checklist covering contact surfaces, kitchen appliances inside and out, bathroom grout, and per-guest towel staging. A photo log is completed before the unit is marked ready, and restocking is verified against minimum thresholds rather than self-reported by the crew.
How far in advance do I need to schedule, or does 3L sync with my booking calendar?
Paola's team syncs directly with your booking calendar, so no manual scheduling is required from your side after setup. Same-day turnover windows are planned in advance, and supply restocking is proactively scheduled before peak periods rather than triggered by a guest complaint.
Can you handle turnovers during Art Basel or Formula 1 when every unit flips same-day?
Peak-event weeks are specifically planned for, not treated as exceptions. During Art Basel, Formula 1 and Ultra, multiple units in the portfolio turn over simultaneously. Linen inventory is pre-staged unit by unit so clean sets are always available, even when three-hour windows stack across multiple properties in one day.
What makes in-house cleaning management different from a third-party app?
Third-party apps dispatch whoever is available. Paola's role means one person holds operational accountability across every unit. Standards, schedules, supply levels and photo verification stay consistent rather than depending on which contractor accepted the job that day. That consistency is what protects your cleanliness rating across consecutive bookings, not just individual ones.
How quickly can a new property be set up for turnover coordination?
Onboarding for turnover-only service starts with a property walkthrough to establish baseline inventory and document existing condition. Most properties are fully set up within one week of that walkthrough, and the first turnover is coordinated from your live booking calendar from that point forward.
