West Palm Beach & Boca Raton Property Management
Palm Beach County rentals prepared and tenanted before each snowbird season.
Paola handles turnover readiness and Wilson clears deferred maintenance before October move-in dates arrive.
Prepare My Property
Palm Beach County Rental Management That Runs on a Real Calendar
The rhythm here isn't a problem. It's an opportunity, but only if your property is prepared before it arrives.
Palm Beach County operates differently from the rest of South Florida. Snowbird rental management, coordinating seasonal tenancies from October through April for winter visitors from northern states and Canada, shapes the entire year for landlords here.
We manage properties across West Palm Beach, Boca Raton, Delray Beach, Wellington, Palm Beach Gardens, Lake Worth Beach, and Boynton Beach. This is direct operational territory, not a referral network or a partner firm. The same team covering Miami-Dade manages your Palm Beach County rental from the same internal structure.
The leasing window compresses to weeks. The preparation doesn't.
Prospective seasonal tenants look at multiple properties across Boca Raton, Delray Beach and West Palm Beach in the same week. By November, the best ones have already signed.
-
May to JulyOff-season diagnostics
Move-out inspection within 30 days of departure. Deposit claims initiated under Florida Statute 83.49, and every maintenance item logged. HVAC goes first: a vacant property in June with a failing AC can develop mould within 72 hours.
-
Mid-AugustThe latest safe start
Paola coordinates the deep clean and furnished inventory audit. Worn linens, broken kitchen equipment and damaged outdoor furniture are ordered and installed before anything is photographed.
-
September 1Photography and listing
Professional photography goes up and the listing goes live across all relevant platforms, with the seasonal lease agreement drafted and ready for the first qualified applicant.
-
October 1The window opens
Seasonal tenants commit fast. Waiting until late September means competing for a smaller applicant pool with a property that photographs worse.
-
October to AprilActive tenancy
A 30-day check-in visit confirms condition against move-in documentation. Wilson stays on call. Tenants get walked through Florida systems at move-in, in writing, so maintenance calls stay low.
-
MarchRenewal conversation
We contact the owner about renewal timing. If the property will be vacant, the May turnover inspection is scheduled before the tenant departs.
If your seasonal rental is between tenancies right now, the preparation window is already running.
Palm Beach County isn't one rental pool
The equestrian season
January to April polo and equestrian demand draws a specific high-net-worth tenant. They expect furnished units with verified move-in readiness, often arriving from abroad with fixed dates they will not adjust. Miss that window and you rent to a different pool, or sit vacant through peak season.
The condo layer
Boca's predominantly condominium stock brings HOA application timelines, rental frequency caps, and capital contribution fees that must clear before a tenant can legally move in. Submit late and the move-in date slips. Slip the date and the seasonal lease gets renegotiated or terminated.
The seasonal core
Furnished seasonal tenancies running October through April, drawing from Canada, the Northeast and the Midwest. Decisions are made fast and in person. Properties not clean, photographed and listed by early September lose the window entirely.
Small things. But exactly the kind of things a seasonal tenant notices on day one and remembers when deciding whether to renew.
A furnished condo, two bedrooms, owner living in New York. The property had been vacant since late April.
When I brought it into the turnover rotation in May, the AC filter had not been changed in months. There was humidity damage to one of the kitchen cabinet frames, nothing structural but visible. The outdoor furniture cushions had mildew from sitting through rainy season without covers.
We logged every item in our system the day we did the inspection. Wilson handled the maintenance list: the cabinet repair, the AC service, a loose balcony door handle. I scheduled the deep clean for late September so the unit would be fresh when listing photos went up.
Listing live October 1st. Signed seasonal agreement October 12th. Tenant moved in October 15th without a single issue.
That owner called us to renew before the tenant even left in April.

A documented standard at every stage of the cycle
- Furnished inventory check. Every item documented and photographed at move-in and move-out, including appliances, furniture and linens.
- HOA compliance review. Application materials submitted with enough lead time to meet the condo board's approval timeline.
- Seasonal lease agreement. Every short-term seasonal tenancy uses a Florida-compliant lease written for the furnished-unit context, not a modified standard form.
- Security deposit handling. Managed under Florida Statute 83.49: held in a separate account with written notice to the tenant within 30 days.
- Move-in readiness standard. The property must pass a documented inspection before keys are released.
- Maintenance reserve tracking. Deferred items from the previous season are logged and resolved before the next turnover cycle begins.
You know who handles what before the season starts
One question Palm Beach County landlords ask early: who do I contact when something needs attention?
Paola manages turnover readiness and cleaning operations. Wilson manages maintenance coordination, deferred repairs, seasonal AC service, and vendor scheduling. Zainab manages owner communications, so you are never chasing updates.
You don't reach a general inbox and wait to learn which staff member responds. Each specialist knows your property before the season starts, not after the tenant calls. Seasonal furnished coordination requires people who have done it before and own their piece of the process.
