Absentee Ownership

Out-of-State & International Owner Property Management

International investors get a named local team watching their Miami asset, not a call centre.

Bilingual staff handle tenant communication, HOA notices, and storm coordination in English and Spanish.

Someone Is There When You Can't Be

You own a rental in Miami. You live in Toronto, Bogotá, or Phoenix. Your property doesn't stop needing attention because you're in another time zone.

Absentee landlord management is the practice of placing a fully accountable local team between a remote owner and every situation that arises at the property. Maintenance calls, HOA notices, lease renewals, tenant communication, storm preparation. All handled by named people with defined roles. Not a rotating call centre. Not a shared inbox.

3L Management Group was built with this owner in mind. Six people, six distinct functions, means someone specific is always responsible for your property. You know who to call. More importantly, they already know what's happening before you call.

What Happens When You're Not Here

Every situation has a name attached to it

The right-hand column is the part that matters: what you have to do about it.

  • A water leak under the kitchen sink Goes to Wilson, who coordinates a vetted local plumber and documents the repair with photos before the work order closes. Nothing
  • An HOA fine notice Arrives at our office. We identify the rule, contact the tenant, and submit cure documentation before the 30-day window closes. Nothing
  • A named storm approaching Wilson's protocol runs: shutters, outdoor furniture, unit-specific steps, then a photographed post-storm inspection. Nothing
  • A lease coming up for renewal Zainab manages the cadence. Rate analysis, negotiation and documentation are handled before the term ends. Approve the rate
  • A month closing Statements, maintenance logs and tenant status are uploaded to your owner portal on a consistent schedule. Log in

You see the update in your portal. You didn't have to call anyone.

Why Miami Specifically

This market doesn't slow down

Hurricane season runs June through November. HOA boards in Miami-Dade send violation notices with 30-day response windows. Miami Beach and other municipalities actively enforce short-term rental licensing at the property level. Tidal flooding in coastal neighbourhoods like Miami Beach or Key Biscayne can affect habitability with almost no warning.

A vacant property with a failed AC unit in Miami's humidity can develop mould within 48 to 72 hours. That's not hypothetical. It's a maintenance reality in a city where humidity averages above 75% year-round.

We cover Miami-Dade, Broward, Palm Beach, and Monroe Counties. If you own properties in Fort Lauderdale and Key Largo, one local team manages both. No hand-offs between management companies, and one point of contact across more than 40 communities.

What Happens at Your Property When You're in a Different Country
You're in Medellín. Your tenant sends a message about a water leak under the kitchen sink.

That message doesn't land in a general queue. It goes to Wilson, who coordinates with a vetted local plumber and documents the repair with photos before the work order closes. You receive a summary through your owner portal, the same portal where your financial statement lives, alongside your last inspection report and the current tenant status.

Your HOA sends a fine notice because a tenant left furniture on the balcony. That notice arrives at our office. We identify which community rule applies, contact the tenant directly, and submit the cure documentation to the HOA, all before the 30-day response window closes.

If you communicate primarily in Spanish, that's not a barrier here. That's not a translation service. It's how we operate.

For Miami's Latin American investor community, owners from Venezuela, Colombia, Argentina, Brazil, and Mexico who represent a significant share of foreign investment in South Florida, this removes friction at every step. Your lease correspondence, financial statements, maintenance updates, and direct calls are all available in the language you work in.

Documented Visibility

A statement tells you what came in. It doesn't tell you how the unit looks.

Every move-in and move-out generates a photographic inspection report, timestamped, documented, and uploaded to your owner portal. After significant weather events, Wilson's team performs a post-storm inspection and uploads those photos as well.

You can log in from Bogotá, Toronto, or Buenos Aires and see the current condition of your property without booking a flight.

Financial statements are delivered through the same portal. Rent disbursements, maintenance costs, and management fees are all itemised. If you have a tax advisor working on your US rental income reporting as a non-resident landlord, they can access the same documents you do.

Onboarding and Management

From the first walkthrough to every monthly statement

One

Property Assessment

We start with a documented walkthrough: condition photos, utility verification, HOA rule review, and current lease or rental setup. If your property sits in a regulated STR zone, we confirm licensing status.

You receive a baseline inspection report before management begins, which gives us both a documented starting point.

Two

Active Management

Zainab manages the communication cadence. You receive proactive updates when something happens, not just a monthly statement. Maintenance requests are logged, vendor-dispatched, and closed with documentation. HOA correspondence is tracked in real time.

If the property runs as a short-term rental, Chris reviews revenue and adjusts pricing to Miami's event calendar.

Three

Reporting and Disbursement

Monthly owner statements are generated and uploaded to your portal. Rent disbursements are processed on a consistent schedule.

Annual income and expense summaries are formatted to support CPA preparation for non-resident landlord tax filings. If you hold your Miami property through a US entity, common for international investors, we coordinate with that structure.

We manage properties in Miami, Miami Beach, Coral Gables, Aventura, Brickell, Doral, Pinecrest, Coconut Grove, Key Biscayne, North Miami, Hialeah, Kendall, Palmetto Bay, Cutler Bay, Homestead, and Florida City.

Coverage continues through Fort Lauderdale, Hollywood, Hallandale Beach, Pembroke Pines, Deerfield Beach, and Weston, into Boca Raton, Delray Beach and West Palm Beach, and down to Key Largo and Islamorada.

Frequently Asked Questions

What remote owners ask first

How does an international owner receive updates without being there?
Updates arrive through your owner portal: inspection photos, maintenance logs, financial statements, and tenant status, all accessible from any device. Zainab sends proactive notifications when something happens at your property, so you don't wait for a monthly email to find out there was a repair. Timestamped photo reports are uploaded after move-ins, move-outs, and post-storm inspections.
Can 3L communicate with me in Spanish if that's my primary language?
Yes. Our team conducts owner communication in both English and Spanish. For Latin American investors owning property in South Florida, all lease correspondence, financial updates, maintenance summaries, and direct calls are available in Spanish. This isn't a translation service added on top. It's how we operate day-to-day with a significant portion of our owner portfolio.
How long does onboarding take for a property I manage from abroad?
Onboarding begins with a documented walkthrough covering condition photos, utility verification, HOA rule review, and lease or rental setup confirmation. That baseline inspection report is delivered to your portal before active management begins. For a property that is already tenanted and compliant, onboarding is a documentation and handoff process rather than a renovation timeline.
My property is in a condo with HOA rules. Who handles fine notices when I'm overseas?
HOA fine notices are caught at our office, not forwarded to you to sort out. Wilson and Zainab identify the applicable rule, contact the tenant directly to remedy the issue, and submit cure documentation to the board, all within the required response window. You see the update in your owner portal. No fines accumulate because a notice sat unread in a mailbox while you were abroad.
What happens during hurricane season when I can't travel there?
Wilson's team follows a documented hurricane protocol for every property we manage. Pre-storm, we coordinate preparation: shutters, outdoor furniture, and any unit-specific steps. Post-storm, we conduct a physical inspection, photograph any damage, and upload the report to your owner portal. If insurance coordination is needed, we support the documentation process.
