The vendor gap
Distance from Miami's urban core limits which trade vendors will accept service calls in Homestead or Florida City. Some won't go south of Kendall at all. Most managers run a single contractor pool centred on the urban core, and that pool simply doesn't drive down.

Rodent, insect and mosquito activity coming from proximity to wetland and agricultural land. Pest management isn't optional here, and it isn't a one-time fix. It is a recurring, year-round coordination need factored into every inspection schedule.

Between May and October, lower-elevation lots take on water. Drainage issues that would be cosmetic elsewhere become habitability questions here, and they compound if nobody is inspecting between tenancies.
