I manage pricing across every property in our portfolio. That means I'm watching occupancy data, platform availability signals, and booking pace for each property, not just checking in once a week.

In the 60 days before Formula 1 weekend, platform data starts showing compressed inventory in Brickell, Edgewater, and Wynwood. Waiting until week-of means losing the early bookers who pay peak rates. I move rates up incrementally about six weeks out. I watch booking velocity, how fast nights are filling. If a property fills faster than the market, I raise the rate. If it's lagging, I identify whether the issue is price, photos, or listing title, and I address the actual cause.

The same logic applies to Art Basel in December. Properties with static pricing often leave 40 to 60 percent of peak revenue on the table during that window alone.

A property at 95% occupancy priced too low is underperforming a property at 78% occupancy priced correctly. I watch RevPAR, not just how many nights are booked.

Before a property goes live we assess its performance baseline. For new STRs we analyse comparable active listings in the same zip code: nightly rates, occupancy patterns, review scores, listing quality. For properties transferring from self-management we audit existing reviews, pricing history, and compliance gaps.

Compliance is checked immediately. Miami-Dade STR registration is separate from Florida's state vacation rental licence. Monroe County ROGO licences are limited, transferable, and carry real value.
